CONSTRUCTION SYSTEM

Perimeter walls, partitions and floors are prefabricated in the factory. The individual elements consist of a frame made of glued laminated timber, sandwich panels and insulating panels to guarantee high performance in terms of seismic safety, insulation, sound insulation and air tightness. Even the ducts of the electrical, sanitary hot water and air-conditioning systems are set up in the factory. These homes consume less than 10 kWh / m² per year.

Villa Capua is a house that will be built in Capua (CE) for a family of 5 people.

 

All the main rooms are located on the r floor.

 

The double height volume of the living room was partially lofted to accommodate the study. Through the latter you access the large solarium created on the flat roof.

 

In the basement, in addition to the garage and the various service rooms, we find large rooms for leisure and entertainment; an important excavation allows natural light to reach, through large windows, the rooms below the zero level.

This home was commissioned by a young couple with a limited budget available.

 

The large surface, the double height, the large south-facing windows make the living area an ideal space for family living but also for welcoming guests. The sleeping area is decidedly sober with spaces reduced to essentials.

 

The design has been strongly influenced by the local building code that imposes the use of the inclined roofs.

It is an intervention designed in 2015 and realized in 2016. It consists of 4 semi-detached houses developed on 3 levels: on the ground floor the living area; on the first floor the sleeping area; at the last level a multifunctional room, the technical room and a large solarium that extends on the three free sides.

 

This single-family home is a technologically advanced product, with a contemporary design to a low price.

 

The customer who buys Laetitia has the possibility to make only some customizations. By always exploiting the same project, production costs are reduced.

It is a two-level house that follows the natural slope of the terrain.

 

The living area is located on the upper floor to receive the best natural light, while the sleeping area is located on the lower level.

 

The relationship between indoor and outdoor space varies according to the destination of the rooms: the large windows ensure a direct relationship between the living area and the large porch, while the bedrooms open onto a much more intimate and suitable area to ensure privacy .

Also this stand, like the previous one, was designed for the Host 2011 of Milan. In a surface of 250 square meters, a large bar counter and an exhibition space dedicated exclusively to a product were created. A courageous choice that wanted an effective project and the creation of an entertainment rather than a work environment.

It is a housing solution with a low cost and a very high level of comfort. The interior and exterior spaces offer maximum livability on a small surface.

On the occasion of the Host 2011, the CMA S.p.A. group, with an invitation to tender, commissioned us to design the Astoria stand with the explicit task of celebrating the brand. This is an exhibition space of 250 square meters in which the client wanted to concentrate numerous activities: exhibition space, bar, lounge area, galley, wardrobe, 4 offices, training room, conference room.

Inside the inhabited center of Wiener Neustadt, 45 km from Vienna, there is a building plot with a "difficult" surveyor and, in the last 35 years old, has never been built.

 

Now this project enhances the immoveable property with the placement of 4 independent real estate units on a building area 80 meters deep and with a width  less than 10 meters.

Laetitia has a gross area of about 130 mq and is suitable for a family of 4 people. Spaces are optimized to exploit all its surface.

 

The supporting structure is a platform frame, made of glulam GL24. To the customer is offered the opportunity to replace rock wool and OSB panels with bio-building materials.

 

The basic plant equipment includes an innovative air conditioning system and controlled mechanical ventilation with heat recovery.

Degree at the University Institute of architecture in Venice (IUAV), since July 2003 are member of the Order of Architects of Venice as a freelancer.

 

After an important experience in the residential and commercial building sector, starting from 2008 I started a specialization course in the design of prefabricated structures in steel or glued laminated timber.

 

My commitment is aimed at the improvement of a constructive system that, through an industrialized production process, allows to reduce costs and production times and to increase the quality of the finished product.

In 2011 Calligaris S.p.a. it had become part of the LVMH holding company. Following an invitation to tender, the company has commissioned us to design the new Flagship stores in Paris, Marseille and Cessy. The need was to renew the main Calligaris sales points.

Prospects

The building has a platform frame supporting structure made of glulam GL24 and panels in OSB3.

 

The outer coating consists of a 50 mm thick Celenit coat, an armored shave and a plaster.

 

All internal walls and counter-walls are prefabricated and consist of a KVH wood structure and Fermacell panels.

 

 

In the Fior di Loto project we were able to directly follow all the design and construction phases:

 

  • architectural design;
  • presentation of the project to the Municipal Administration;
  • executive planning;
  • construction supervision.

 

By executive planning we mean the development of all the graphic and IT projects necessary for the production of a prefabricated building.

 

Using the Archicad software, in addition to Sema and Inventor, we have created a three-dimensional model complete with all the components of the building.

 

At this point we ordered the materials to the various suppliers. For example, laminated wood was ordered and then delivered by the Austrian supplier already cut to size.

In the plant, in the province of Treviso, assembly teams, with the use of a rather simple equipment, assembled the walls and the floors with the insertion of the systems.

 

Even the steel, glass and wood stairs have been designed in the same way. In this case we sent the executive project to three different suppliers (blacksmith, carpenter and glazier).

A team assembled the finished components on site.

 

 

Custom-cut glulam is delivered to the assembly factory.

 

Each piece has a label which shows its dimensions and characteristics.

 

 

 

In the factory are assembled bearing walls, partitions, flat floors and inclined pitches. In this phase are also installed the electric cables, pipes and ventilation ducts, the predispositions of the water-sanitary plants.

 

 

For assembly, the staff is equipped with a rather simple equipment: the bridge crane, the circular saw for cutting OSB and Fermacell panels, screwdrivers and anything else needed to make the fixings.

Walls and floors are transported to the construction site with a vehicle equipped with a lowered trailer so that the individual elements can be arranged vertically.

 

 

In the construction site, where the concrete foundations have been carried out in the meantime, the prefabricated elements are assembled with the use of a tower crane.

 

The assembly phase of the structure is quite fast. For each floor of the two-family house shown above, it took 2 days of work for a team composed of 4 specialized workers.

 

On site, plumbers and electricians complete the installation of the technological plants.

 

In the photo you can see a phase of laying of the radiant panel.

 

The gres, ceramic or wooden floors are glued directly onto the radiant panel.

 

 

 

With this construction system the finishes realization is faster and more precise.

 

Windows, doors, stairs, railings are ordered to suppliers according to the information of the executive project, avoiding surveys on site.

 

This phase is very complex and coordination requires professionalism, specialization and experience.

A geothermal heat pump ensures the heating and conditioning of the building. The conditioned water flows in the coils of the radiant panels incorporated in the false ceiling. A dedicated machine changes the air in the rooms, with the recovery of the heat from the exhaust air and the dehumidification of clean air (especially during the summer).

 

The facades are covered with Powerpanel HD panels produced by Fermacell, completed with an armed shave and white plaster.

 

All interior surfaces are made with Fermacell panels. According to the dictates of modern green building, Fermacell products are suitable for prefabrication because they do not fear the humidity and vibrations to which the structures are normally subjected during transport and assembly.

 

 

When it arrives on site, each module is equipped with technological systems (electric, water-sanitary, air-conditioning). During installation, the specialized technicians make the connections between the various modules and the connections to the pre-existing network of sub-services.

The ground floor houses the large open-plan living area with a separable kitchenette, a porch suitable for outdoor dining, bathroom, laundry and garage. On the first floor all 3 bedrooms overlook a loggia or terrace.

Laetitia has a gross area of about 130 mq and is suitable for a family of 4 people.

 

Spaces are optimized to exploit all its surface.

 

The supporting structure is a platform frame, made of glulam GL24.

 

To the customer is offered the opportunity to replace rock wool and OSB panels with bio-building materials.

 

The basic plant equipment includes an innovative air conditioning system and controlled mechanical ventilation with heat recovery.

SISTEMA COSTRUTTIVO MODULARE

It is a housing solution with a low cost and a very high level of comfort.

 

The interior and exterior spaces offer maximum livability on a small surface.

When it arrives on site, each module is equipped with technological systems (electric, water-sanitary, air-conditioning).

 

During installation, the specialized technicians make the connections between the various modules and the connections to the pre-existing network of sub-services.

CONTRACT

On the occasion of the Host 2011, the CMA S.p.A. group, with an invitation to tender, commissioned us to design the Astoria stand with the explicit task of celebrating the brand. This is an exhibition space of 250 square meters in which the client wanted to concentrate numerous activities: exhibition space, bar, lounge area, galley, wardrobe, 4 offices, training room, conference room.

Also this stand, like the previous one, was designed for the Host 2011 of Milan. In a surface of 250 square meters, a large bar counter and an exhibition space dedicated exclusively to a product were created.

 

A courageous choice that wanted an effective project and the creation of an entertainment rather than a work environment.

FLAGSHIP CALLIGARIS

2011

In 2011 Calligaris S.p.a. it had become part of the LVMH holding company. Following an invitation to tender, the company has commissioned us to design the new Flagship stores in Paris, Marseille and Cessy.

 

The need was to renew the main Calligaris sales points.
